FREQUENTLY ASKED QUESTIONS

 
  • Simply put it is changing your bank mortgage from one bank to the next.

  • Often other financial institutions that are not the main banks are referred to as second or third tier lenders.

  • “Free Money” banks compete for market share and as part of that they try to convince people to change banks with them by enticing them with a cash contribution. The banks usually state this is a contribution to legal fees or costs associated with swapping banks.

  • There is a minimum threshold for all banks were are aware of for cash contributions. This is usually $250,000.00 – There is also a maximum dollar amount of contribution a bank will pay to a customer. Usually this is about $20,000 for a $2,000,000 or more mortgage.

  • If you delay settlement, have more than 1 mortgage, have a second or third tier mortgage (ie not from one of the 4 main banks), if there is another encumbrance or instrument or title that requires attendances to allow you to refinance or swap banks, your work is performed under urgency or we agree on our fees in a letter of engagement.
